Ki Residences at Brookvale is a 999-year leasehold condominium of 660 residential units in 10 blocks of 12 storeys at 2, 6, 8, 10, 12, 14, 16, 18, 20 and 22 Brookvale Drive, Singapore 599973 and 599975 to 599983, in District 21, in the Clementi planning area. The lease runs from 23 March 1885, and the development stands on Lots 4267K, 4268N, 4269X, 4270K, 4271N and 4127P-PT (now Lots 9323A and 9324K) of Mukim 05, on a site of 31,596.7 sqm (340,107 sqft) at a plot ratio of 1.6. The blocks stand over a common basement car park of one split-level floor, with 2 lifts per floor, and the 56 stacks are numbered 01 to 56 across the blocks.
Ki Residences at Brookvale was developed by Hoi Hup Realty and Sunway Developments as a joint venture, under developer licence C1383. The Expected TOP is 26 April 2026 and the Expected Legal Completion is 26 April 2029. It was designed by ADDP Architects LLP, with landscape design by STX Landscape Architects, interior design by 2nd Edition Pte. Ltd., structural engineering by ECAS Consultants Pte. Ltd. and mechanical and electrical engineering by Rankine & Hill Pte Ltd, and the main contractor is Straits Construction Singapore Private Limited.
The site was the former Brookvale Park, a private residential estate on 999-year leasehold land, sold en bloc to a joint venture of Hoi Hup Realty and Sunway Developments for $530 million in a sale announced on 15 February 2018.

Ki Residences at Brookvale Design Concept: Ki and Its Four Elements
The name Ki is borrowed from the Japanese word 気, the life force animating us. The concept has four elements: 気 for living-well, 木 for the Wood element of trees and nature, 季 for Season, the time to enjoy the facilities through the years, and 器 for the vessel, which is the house and its design.
Six trees from the former Brookvale Park were conserved. The Enzo clubhouse spirals around a conserved heritage Ficus tree that emerges from its centre, and a conserved Yellow Flame tree in the children’s area is protected by a play net.

The 10 blocks stand in a single row, all oriented north-south, with no overlapping blocks. The views to the north are over the green strip, the PIE and the landed estate in Bukit Timah, and the views to the south are over the landed estate in Sunset.

The homes are fitted to two collections: The Signature Series in the B and C types, from the 2-Bedroom to the 3-Bedroom Premium homes, and The Luxury Collection in the D and E types, from the 4-Bedroom Deluxe to the 5-Bedroom Premium homes. The kitchen specification has four groups and does not follow bedroom count or collection: types C and D, except D3, share one kitchen although C1 to C6 are in The Signature Series and D1 and D2 are in The Luxury Collection.
Kitchen, types B1 to B3: laminate cabinets with a large-format tile counter top, a Franke sink and sink mixer, a Bosch cooker hood, an induction hob, a built-in oven, a built-in fridge and a Samsung washing machine cum dryer.
Kitchen, types C1 to C6, D1 and D2: the same cabinets, counter top and Franke sink, a cooker hood, a gas hob, a built-in oven, a Samsung free-standing fridge and a Samsung washing machine cum dryer.

Types D3-G, D3 and D3-P have a Bath 2 and a Junior Master Bath, types E1, E1-P, E2 and E2-P have a Junior Master Bath, and the E types have a Powder Room. The WC has a 2-way tap with hand shower set, a basin with tap, a water closet and a toilet paper holder, and the washing machine area has a bib tap.
Flooring: the foyer, living, dining and the corridor leading to the bedroom have tiles with skirting in all types except D1-G, D1, D2-G, D2, D2-P, D3-G, D3, D3-P, E1, E1-P, E2 and E2-P, which have marble tiles with skirting. The dry kitchen has marble tiles in D3-G, D3, D3-P, E1, E1-P, E2 and E2-P. The bedrooms and walk-in wardrobes have vinyl flooring with skirting, the study has tiles in B2-G, B2 and B2-P and vinyl in B3, B3-P, E2 and E2-P, and the kitchen, wet kitchen, utility, yard, store, PES, balcony, baths, power room and WC have tiles.
Ceilings: the clear ceiling height of the ground-level types (those ending in G) is 3.57 m in the living, dining, bedrooms, walk-in wardrobe, store, utility, PES and balcony, 2.7 m in the study, kitchen, wet kitchen, yard, foyer and corridor, and 2.42 m in the baths and WC. The typical units have 2.87 m in the living and dining, or 5.57 m where a strata void is above, and 2.87 m in the bedrooms, walk-in wardrobe, store, utility and balcony; the kitchen, wet kitchen, yard, foyer and corridor have 2.4 m and the baths, WC and power room 2.42 m. A few bedrooms of the D and E types are 0.05 m lower, at 3.52 m in the ground-level types and 2.82 m in the typical units. The floor-to-floor height is 3.85 m on the 1st storey and 3.15 m from the 2nd to the 12th storey.
Other provisions: every unit has a store, and the balcony and Juliet windows let light and air flow into the units. A Juliet window is a full-height glass sliding door with an external aluminium railing and a side top-hung window that can remain open all day. The four 5-Bedroom Premium penthouses have private lifts and a private lift lobby of 6 sqm, and the air-conditioning is Mitsubishi.

Block 2 has stacks 01 to 04 and 48 homes, Block 6 stacks 05 to 12 and 92 homes, Block 8 stacks 13 to 16 and 48 homes, Block 10 stacks 17 to 20 and 48 homes, Block 12 stacks 21 to 28 and 92 homes, Block 14 stacks 29 to 32 and 48 homes, Block 16 stacks 33 to 36 and 48 homes, Block 18 stacks 37 to 44 and 94 homes, Block 20 stacks 45 to 52 and 94 homes, and Block 22 stacks 53 to 56 and 48 homes. Unit numbers read #storey-stack, so #02-05 is the 2nd storey home in stack 05.
Block 2 holds types C1, C2 and C5; Block 6 holds types B1, B2, B3, C3, C4, D1 and E2; Block 8 holds types C2, C5, D2 and D3; Block 10 holds types C2, C5 and D3; Block 12 holds types B1, B2, B3, C3, C4 and E1; Block 14 holds types C1 and C5; Block 16 holds types C1, C5 and D2; Block 18 holds types B2, B3, C3 and C6; Block 20 holds types B2, B3 and C3; and Block 22 holds types C1, C2 and C5. In nearly every stack the 12th storey carries the P layout of the type, the 2nd to 11th storeys the plain layout and the 1st storey the G layout. The 1st storey has 48 homes, the 2nd to 10th storeys 56 homes each and the 11th and 12th storeys 54 homes each.
The irregularities are in the chart and are not printing faults. Eight stacks have no 1st storey home: stacks 08 and 09 in Block 6, 24 and 25 in Block 12, 40 and 41 in Block 18 and 48 and 49 in Block 20, where type B3 begins on the 2nd storey and there is no B3-G. Eight stacks have the plain layout on the 1st storey in place of a G layout: stacks 19 and 20 in Block 10, 21, 22, 27 and 28 in Block 12 and 31 and 32 in Block 14. Two penthouse cells are merged across stacks: E2-P over E2 across stacks 05 and 06 in Block 6 (#12-06 and #11-06) and E1-P over E1 across stacks 21 and 22 in Block 12 (#12-22 and #11-22). The B1 stacks (stack 05 in Block 6 and stack 21 in Block 12), the D1 stack (stack 06) and the C4 stack (stack 22) therefore end at the 10th storey, and no unit #11-05, #12-05, #11-21 or #12-21 exists.
